Spring & Summer is coming to the Bitterroot Valley!! We are nearing the end of April and most of us in Montana are looking forward to longer days and sunshine. We've been seeing some warmer weather, several times approaching 70°, but as I write this we are seeing a high of 35°and several inches of snow last night and more coming down as I look out the window. The Bitterroot Valley has seen its share of snow this year and we are hoping for a slow melt and some rain to keep our upcoming fire season in check. Gas prices have been on the rise and it's the only thing that no politicians are talking about, so I guess inflated gas prices are here to stay! As a new year begins we are seeing a softer market in our area. The Bitterroot Valley has definitely not been affected as badly as some parts of the country. Listing inventory is high at this time and we are beginning to see slight downward pressure on prices. The market has slowed but is still fairly active. Property is selling and the buyers are here. If a property is priced correctly, it is selling fairly quickly. We have some beautiful properties on the market at this time in every price range in the Bitterroot Valley. Time and the seasons continue to fly by. As we look forward to Spring & Summer, real estate will remain a good investment and the Bitterroot Valley is a great place to live. Check us out this year, as the fourth largest state in the country with less than a million people calling this place home--we still have a little room left for you!! How soon can I expect to be living in the new home I want to purchase?
Once you've selected a home to purchase, you can expect to go to closing and be moved in within 30-45 days from the date the contract was finalized between you and the sellers.
If I decide to look at homes with you, who will pay your commission?
The seller or builder will. All homes that are on the market for sale pay a percentage of the sales price (the commission) to the selling agent.
Should I wait to see if the interest rates get any better?
You may wait a long time to see interest rates this good again. The home you can afford today may be out of reach tomorrow, as prices and interest rates rise, forcing you to settle for less than you want.
What are water rights?
Water is a valuable commodity in Montana. Water rights have been established for many years on the properties in the State and are currently undergoing re-adjudication. If the property you want to buy has water rights your Buyers Agent will see to it that the rights are transferred into your name with the property at closing. However, re-adjudication may affect the water rights attached to your property. Neither the agents or the seller have control of this.
