The months keep rolling by. As we come to the end of June and prepare for July 4th, it is hard to grasp that the year is rolling by so quickly. We have been seeing temperatures ranging from the 60's & nudging up on the 90's. We are still receiving some light rain occasionally. No one is complaining because we need the moisture to hold back the fire season this summer. Continue to remember the men & women that have come before us & the many that made the ultimate sacrifice to give us the freedoms that we get to express daily. Remember the importance of July 4th and the freedoms we enjoy thanks to the brave men & women that showed the strength and courage to be the founding men & women of this country.
We are seeing the real estate market slowly beginning to pick up a little steam. Locally, we have seen a slight upturn in our market activity locally in the last few months of 2009 and it has continued into 2010. Buyers and sellers alike are looking at their real estate holdings and giving consideration to the capital gains increases we will see next year. This could be your year to buy or sell & you should run it past your CPA for proper advice. Overall, the real estate market is the place to be right now. Our values in the Bitterroot Valley have not been as hard hit as many areas of the country. Our housing prices are leveling off in recent months but our land prices have held up well. God only made so much prime Montana real estate land and your money will be safe in prime Montana real estate. As the market takes off, we will see an inflationary period as the economy begins to pick up, the price for your Montana real estate investment should appreciate giving you a good rate of return on your investment. How soon can I expect to be living in the new home I want to purchase?
Once you've selected a home to purchase, you can expect to go to closing and be moved in within 30-45 days from the date the contract was finalized between you and the sellers.
If I decide to look at homes with you, who will pay your commission?
The seller or builder will. All homes that are on the market for sale pay a percentage of the sales price (the commission) to the selling agent.
Should I wait to see if the interest rates get any better?
You may wait a long time to see interest rates this good again. The home you can afford today may be out of reach tomorrow, as prices and interest rates rise, forcing you to settle for less than you want.
What are water rights?
Water is a valuable commodity in Montana. Water rights have been established for many years on the properties in the State and are currently undergoing re-adjudication. If the property you want to buy has water rights your Buyers Agent will see to it that the rights are transferred into your name with the property at closing. However, re-adjudication may affect the water rights attached to your property. Neither the agents or the seller have control of this.
